Client: Cresswick
Location, Brixton, London
Building Use: PBSA and Affordable Housing
Status: Pre-Planning

The redevelopment of an underutilised brownfield site into a vibrant mixed-use scheme, delivering 60 affordable homes (44.5% of total housing), 14 private homes, and 216 purpose-built student studios. The proposal, comprising two buildings ranging from 3 to 13 storeys, builds on previous planning approvals and aligns with Lambeth’s vision for the area, optimising the site’s potential by introducing height along the railway to maximise housing provision in Brixton.
In response to feedback from Lambeth Council, the scheme focuses on delivering high-quality, affordable family housing while easing pressure on existing homes. It also integrates affordable workspaces to support local businesses and enhances site biodiversity, fostering a sustainable and inclusive urban environment. By providing much-needed housing and community-focused spaces, this redevelopment will contribute to a thriving and dynamic neighbourhood.
