SWAP, in collaboration with Tribeca and the local planning authority, has developed a new residential typology for Brighton’s academic corridor, focusing on affordable co-living housing. The project required close collaboration with planners and legal teams to expand the understanding of co-living typologies and their application in this location.

Designed to activate the streetscape, the building features a dynamic façade of light-boxes or lanterns, creating a rhythm that changes throughout the day and night, making the development a distinctive landmark. The floorplates are creatively stepped to provide a central gathering space, breaking up long corridors and fostering a sense of community and connection on the upper levels.
