SWAP, in collaboration with Leeds City Council and Watkin Jones, has developed proposals to transform the existing Direct Line HQ at 42 The Headrow into 230 new co-living homes. Developed through extensive consultation, the design ensures that unit sizes and amenities align with the needs of co-living in Leeds, despite the absence of specific local policy.
The development aims for BREEAM Excellent certification and a 35% reduction in carbon emissions. The design includes two landscaped roof terraces to boost biodiversity and provide residents with high-quality outdoor spaces. A new triple-height atrium will offer co-working and lounge areas, while amenities include a gym, shared kitchens, dining areas, a cinema room, and a library/snug, enhancing both living and working experiences for residents.
